Photos of Southpoint Rental

These are photos we have taken of the unit and the beach area so you can see what stuff looks like. Please be aware that in the fall of 2022 Volusia county was affected by both Hurricane Ian and Hurricane Nicole. Our building took damage on the rooftop, in the parking garage, and on the beach. Three sets of beach stairs were washed away clean, replacement of the north stairs and main stairs is scheduled for late January 2023. The entire east coast of Florida has suffered beach erosion, the storms washed away all of the sand dunes between our sea wall and the ocean. Our primary sea wall held and was only slightly affected on the south side secondary retaining wall portion, well above the regular high tide line. Repairs to this area will take place when the stairs are replaced. A couple of updated photos of the beach looking North and South as of 12/9/22 are below. As you can see we lost the dunes and about 4-6 feet of sand.

Dunes missing after Ian, Nicole took what Ian left

We periodically make improvements and changes to it, like any home, because its our vacation place too. So the bedding designs and interior may not be exactly like the photos but any changes are upgrades or improvements.

Some things to note in the photos. The floors are all tile, no carpet, this helps with the sand cleanup. Florida is made of sand and it tracks in easy, tile makes it easy to clean up. Tile is also easy to sanitize.

Multiple smoke detectors in the unit, smoking is permitted in the parking lot only, our unit is non-smoking, even on the balcony.

Bedrooms, living room, kitchen all have ceiling fans. The unit has full independent heating and cooling just like a house has but those little fans makes a big difference in comfort.

Living room furniture is real leather, not the fake stuff, not vinyl. It is comfortable and both ends of the couch and both sides of the loveseat fully recline.

Arrow points to our 6th floor unit on buildings northeast .
Circle around our unit. The roped off area is a marked sea turtle nest. During the right season they nest on the beach and up in the dunes near the sea wall. When a nest is identified it is marked to prevent accidentally putting an umbrella pole in that area. The nests are not in the same spot each year so that one is not there now. Our section of beach is in the conservation area so there are no cars allowed and the wildlife takes priority.
This is the view out of the master bedroom. The entire building got new windows in the spring of 2021 so these are still the old ones. The new ones are uv resistant glass and a lot nicer. As you can see this is the northeast corner, the left window looks towards Wilbur by the sea and Daytona, the right ones look out over the Atlantic ocean.
This is the master bedroom with king size bed. The door on the right goes to the bathroom with a vanity, toilet, and tile shower. Closets are on either side of the hallway. Vanity cabinet, sink, faucet was replaced in the fall of 2020.
This is the living room, couch that has a recliner on both ends and loveseat that reclines on both sides. Real leather upholstery. Sliding door goes out to private balcony with solid sidewalls so you can look at the ocean, not your neighbors.
Opposite view of the living room, note the ceramic manatees under the coffee table. They were there when we bought the place in 2015. Not really the kind of thing you would put in your house in Kentucky where we are from but they go with the beach theme here so we kept them. There are dolphins holding up the end tables too. Kitchen in the background is before the April 2021 updates.
Dining area off to the side of the loveseat, swivel chairs and glass top table. Living room tv in this view has been changed. Its a 42 inch led on the stand like this one but newer.

This is the second bedroom, the door on the right goes to the second bathroom and the doorway the picture is taken from is across the hallway from the kitchen. This bedroom has a 32 inch flat screen tv and a double door closet. There is also a window facing the west walkway. The beds are a queen and twin xl. It has a ceiling fan as well. Picture at the bottom shows new bed linens installed in fall of 2022
This is the second bathroom accessible from the front hallway and the second bedroom. It has a vanity, tub and tile shower combo, toilet. The vanity, sink top, and faucet have been changed in this bathroom fall of 2020. The new sink is now made into the top to make it easier to clean and the faucet has been replaced with a single handle Moen, made in USA.

The photos above are of the kitchen after the April 2021 upgrades. The basic arrangement remains with a full complement of household dishes, pots, pans, blender, toaster, different coffee maker, and for our Canadian and British friends there is a tea kettle in the cabinet.

Utility closet with HVAC unit, water heater, fire extinguishers, washer, dryer. Door on right is the entry door from the common walkway on the 6th floor. Our entry door is right across from the north stairway tower. The building has two elevators too so the stairs are mostly for emergency use or fitness training on rainy days.

That pretty much shows the inside of the unit, the photos below show outside amenities and the beach area.

You may notice our pool area is on the west side of the building away from the beach. This allows the pool to receive the maximum amount of sunshine. Facilities with the pool on the east side cast the shade of the building on the pool deck in the afternoon making it too cool in early spring and late fall. Also our pool is heated and has changing light colors at night. The pool area is gated with a keyed entry gate for safety and security. There are restrooms available within the gated area and a rear gate that allows easy access to the south beach walkway and beach stairway. An assortment of chairs and tables are available and the pool is equipped with an ADA compliant lift for those who cannot negotiate the steps.
Elevator lobby east door access, the elevator lobby is under video camera and is locked at all times. The emergency stairs at each end of the building have doors locked at all times from outside entry. All of these doors have crash bar latches on the inside for emergency exit. Guests have keys for access to all doors. there are grocery carts and luggage carts available in the ground and second floor lobbies adjacent to the parking areas.
Elevator lobby west door access with key or keypad code, located on ground floor of the parking area at street level.
Dual elevators inside the secured elevator lobby.
You may ask what is this thing? It is the big diesel backup generator in the electrical utility room that comes on automatically in power outages so the elevators shown above can work. It isn’t really an important vacation thing until its needed then its a fantastic thing to have so you don’t have to climb the stairs or be stuck inside an elevator during a storm outage.
This is the BBQ area with the beach stairs in the background. The beach stairs now have a security gate and the shower unit has been replaced with a modern one. The stairs were damaged in a hurricane and were rebuilt recently.
New beach security gate
Charcoal BBQ grills available for guest use adjacent to a small yard directly overlooking the ocean and adjacent to the beach steps. This area is at the south end of the building in front of the office.
This is a newer pic from 2021 showing the beach security gate and the new shower.
This walkway area is near the BBQ grills and the office and pool are on the left side, parking garage is on the right side. There are some chairs and picnic tables in this area. There are also chairs and picnic tables on the oceanfront deck area. This oceanfront area is in the shade of the building during the afternoons making it a nice place to sit and watch the waves if you don’t want to go onto the sand.
This is a beach pic of the building taken looking north during November 2020. The fall season brings a little seaweed to the beach. It is a clear day so in the distance you can see the buildings in Daytona Beach Shores. Its about a 3 mile walk up to there and the Sunglow pier where Crabby Joes restaurant is. That area is where the beach access for cars starts.
Northeast corner of the building in April of 2021 showing the new windows and some of the concrete repair areas. Notice the section of concrete that was removed on the corner. Every gray patch area had a similar depth of removal and repair below most of the windows and many of the balconies. Each repair was inspected by the structural engineering building inspector to insure it was done correctly to provide a safe and reliable repair.

This is a beach pic looking south. Our building is on the right edge of the photo. The low building with the white roof is Racing’s North Turn Restaurant, about a half mile walk. It is located on the site of the old north turn concession stand of the race route back when they raced on the beach. The cars would use the beach for one straight stretch and highway A1A as the other. The south turn was at beach street about 3 miles south.

Beach in the morning, notice the crowd? We are in a residential area without hotels. Most of the condos and homes are 1 month minimum rental. Southpoint is 3 days minimum with a week preferred.
This photo is up in Daytona, note the band shell on left, some folks like this type of beach experience and that is great and is typical of a summer weekend in the drive on section farther north of us. THIS IS NOT WHERE OUR CONDO IS!!!!
Holiday weekend or special event week up in Daytona, it can get pretty crowded.
Even a regular weekday up near Ormond has plenty of people, and cars, beach in a parking lot is a great place to take the little ones…….said nobody ever.
This is a picture taken mid day on the beach near our condo up there on the left. No cars, few people, lots of space. This was before the covid pandemic and at a very low tide but it shows the crowd conditions. Somebody has been here today because they left tracks. The area between our building and the inlet and lighthouse park is usually pretty open like this. The big crowded mess shown in the other pictures is about 4 miles away out on the horizon.
This is the old lighthouse 3 miles south at the inlet. The inlet is where the Halifax river enters the ocean.
The beach at the inlet is a public park and cars are allowed there. It is called Lighthouse Point Park. If you walk 3 miles south of the condo you will get to the park.
Lighthouse as seen from the beach near the park.
This is the breakwater jetty that protects the inlet from the ocean currents. Atlantic ocean on the right, inlet to Halifax river on left. It was a really rainy day when I took this.
Looking across the inlet at New Smyrna beach to the south. No bridge to get there from here.
Looking north from Lighthouse Point Park. Our condo is way off on the horizon.
Closeup of the sign that separates the park from the conservation area. The conservation area is about 6 miles long total and our condo is roughly in the middle of it.
